A home inspection is an orderly review of the structural, mechanical,
and environmental components of the property. Following a tour of
the structure(s), an opinion is presented, in written form, on the
conditions observed.
- The home inspection normally begins with an exterior evaluation.
Areas of interest will include grading and drainage around the
home, the condition of the siding, decks, roofs, condition of
windows, exterior doors, the foundation of the house, wood to
earth contact around the house, gutters, and chimneys.
- Next the basement or crawl space will be inspected including
foundation structure, condition of girders, lolly columns, floor
joists, electrical panels, plumbing and heating systems, floor,
vapor retarders, wood destroying organisms and other pests such
as rodents.
- Major concerns of living space concentrate on three areas:
kitchen, bathrooms, and other living areas.
- The kitchen is evaluated for functionality of appliances,
condition of cabinetry, flooring, kitchen sink plumbing, gfci
(ground fault circuit interrupter), electrical, heating, doors,
windows, trim, wall & ceiling finishes.
- The bathrooms are evaluated for functionality of fixtures,
flooring, plumbing, gfci, electrical, heating, doors, windows,
trim, wall & ceiling finishes, and water penetration.
- Other living areas are evaluated for functionality of
doors, windows, floors & interior surfaces, electrical and
heating.
- The attic is inspected for wood destroying organisms,
pests, living creatures, insullation, ventilation, molds &
mildew, and structure.
