What is involved in a
home inspection? |
| A. |
A home inspection is an evaluation of the
home encompassing those features that are readily accessible to view.
We evaluate exterior features: windows, siding, roof, etc. We evaluate
all mechanical (electrical, plumbing, heating, cooling, and ventilation)
systems and the structural integrity of the home for functionality
and safety. We also discuss environmental hazards and any other concerns

How long will the inspection
take? |

A typical inspection will take from 2-3
hours depending on the complexity and condition of the home. Be prepared
to spend that time learning about your new home to make the most of
your investment. |

Who should be there? |
| A. |
We strongly encourage our customers, spouses,
and significant others to attend the entire inspection. You will be
encouraged to ask questions and discuss your concerns. This will give
you the opportunity to learn the condition, maintenance requirements,
and safety information for your home. It is an opportunity for our
customers to take advantage of our extensive experience and training. |

Does the inspection include
a warranty or guarantee? |

Our report is an opinion on the conditions
observed at the home on the day of the inspection. There is no guarantee
offered or implied. If you have concerns in this arena, we can provide
a home warranty that will cover the mechanical systems of the home
for an additional fee. |

Telephone consultation on your home is FREE
for as long as you own the home. |

Before you make a decision, determine whether
the inspector is licensed, whether the inspector is a member of ASHI
(American Society of Home Inpsectors) or other professional group,
the scope of services offered, and the type and timeliness of the

How do we prepare for a
home inspection? |
| A. |
A home inspection can be an overwhelming
experience if a client is not prepared. The client will gain infinitely
more from the inspection by focusing on the entire process with his/her
time, attention, & questions regarding the home. Be prepared to
learn about the safety, environmental, and structural assets and concerns

What additional services
do you provide? |

We provide pest inspections, septic inspections,
comprehensive water testing, well flow testing, radon testing, carbon
monoxide testing, and lead based paint testing. We can also arrange
for additonal testing for asbestos fibers and other environmental
concerns. |

When will we receive water
reports? |
| A. |
Water flow tests will be given to the client
on site. Well water samples for potability are forwarded to our state
approved laboratory for analysis. Reports are mailed directly to our
clients in 3-4 days. Additional testing may be done for radon in water
and a wide variety of organic and inorganic compounds. |

When do we receive the
radon report? |
| A. |
We use continuous monitors to test for radon
concentrations. These monitors take hourly readings throughout the
48 hour test period. At the completion of the test, the monitor is
returned to our office where the information is downloaded. A report
is immediately prepared and mailed to our client. |

When will we receive the
carbon monoxide report? |
| A. |
We perform two types of carbon monoxide
(CO) tests: a long term test and a grab test. The grab test uses a
Bachrach Monoxor II which samples CO concentrations in and around
the heating equipment. The results of this test are available immediately.
Our continuous monitors sample CO similarly to radon. As with radon,
the results of this test is mailed to our client immediately after
the 48 hour test is done. |

When will we receive a
written report of the inspection? |
| A. |
For most inspections, the report will be
given to the client at the time of the inspection. If the home is
too complex for our onsite report, a narrative report will be prepared
and mailed within 48 hours. |

Do you give prices for
suggested repairs? |
| A. |
Ballpark estimates are verbally discussed
for deficiencies. You will be encouraged to obtain exact pricing from
local contractors for such items. |
